The media around Chat GPT and AI in general had me afraid to use it until I spoke to another attorney who uses. Now, I will never go back. I have used it, or other AI apps, to draft content, edit content and create a slide deck. I especially like using it to "tone down" emails for me. I agree with everyone ...

Hi Ashley, It is really going to depend on the specific language contained in the contract, but in general, most contracts do not provide for a buyer to require seller repairs once the inspection has been waived. If you want to discuss, please feel free to call me. ------------------------------ Creating ...

Cheryl, as an employer, I am more inclined to look at someone's culture and communication & technical skills & talents, in general, rather than whether, or what, experience they have in the industry. You cannot teach culture, and sometimes it is difficult to teach communication skills. However, if they ...

Dee, My rule has always been to follow the written instructions from the Broker. If an agent wants something different, they would have to have their broker revise the instructions. That keeps me out of the middle of it. Interestingly, Maryland issued a ruling that title companies can no longer disburse ...

We just had one of these in our office and the imposter had stolen the actual owner's full identity - she provided a photo ID, with one of the actual owner's addresses, as well as the correct SSN and DOB for the actual owner. It was really only a simple comment by the listing agent that alerted our processor ...

Hi Ruth, In MD, DC & VA, attorneys must carry a title insurance producer's license, just like anyone else, whether they are issuing the insurance or they are an approved attorney. All three jurisdictions have a statutory disclosure regarding title insurance and the fact that the title agency is receiving ...

I believe that this number is probably higher in the title industry. Not only are we not terribly efficient in our processes but we spend so much time focusing on underwriting requirements and state/federal regulations, we ignore our E&O liability. Mistakes and inefficient processes not only incur the ...

I have always explained that the IRS requires us to report the sale and, that to do that, we need the SSN. I have actually called other attorneys and had that conversation with them when they were advising the seller not to provide. That usually got the attorney (who knows nothing about real estate transactions) ...

Rachel, As soon as I am made aware that the lender will require these paid, I contact the loan officer and/or the processor and let them know that we cannot pay a bill without an invoice and that they have to get it to us prior to closing or prior to funding, if it's a refi. I just tell them that ...

Craig, I have actually, in the past, sent the check to the lender to send if they didn't provide us with the information we needed to pay the creditor. After that, I get the statements from them. The biggest problem is when they don't tell us in advance that we'll have to pay them, but with the 3 ...

I am assuming these are credit cards or auto loans, etc., that a lender is requiring to be paid at closing. If that is the case, I always require the lender to collect and forward statements prior to closing, then we pay them directly to the creditor. If the lender is requiring it to be paid, then 2 ...

I, too, use FedEx rather than UPS because over the years I have found them to be more reliable and more likely to stand behind their service. However, I also wire out my payoffs. Beware, though... I once had a wire not make it to its end destination and did not discover it until reconciling accounts. ...
