    If a buyer chooses to WAIVE INSPECTIONS in full, can buyer request/expect concessions for repairs they themselves deem necessary?

     

    I have found conflicting info on various purchase contracts, and in speaking with attorneys. In general, what is the standard rule of thumb?

    Hi Ashley,

    It is really going to depend on the specific language contained in the contract, but in general, most contracts do not provide for a buyer to require seller repairs once the inspection has been waived.   If you want to discuss, please feel free to call me.

    I agree with Nancy.  It depends on the language of the contract, and in some cases, the state law that governs the contract.  The best way to solve this is to carefully craft the inspection waiver to state that they accept the property as is, where is, or specifically state the limits of what the seller may be willing to undertake.
