I appreciate your response, and I thank you for that example, but I think it's ironic that the AI response doesn't mention the following from the NYT coverage of the Congressional hearing: Mr. Altman sounded a bit like J. Robert Oppenheimer in the hearing. Things didn't go well with that technology ...

I've been reading all the positive responses about ChatGPT and they leave me more than a little concerned. This technology may use material subject to copyright protections, private information, misinformation AND it can impersonate you. It can take your profile picture and insert it into unfavorable ...

I'm sure it's different state-by-state, but in Pennsylvania the commission gets paid to the broker(s) set-forth on the Agreement of Sale. The agent works under the broker and is only entitled to the portion of the commission stipulated in their contract with the broker. If you pay the funds to someone ...

Am I the only one old enough to remember that Attorney Opinion Letters were once the norm and title insurance was an outlier? My predecessor worked very hard to introduce title insurance to our corner of NE Pennsylvania, and now I'm seeing things go backwards! While there are many attorneys who focus ...

In Pennsylvania the title doesn't transfer until the fully executed deed and funds are exchanged, therefore you cannot record the deed unless you have delivered the funds to the Seller or their representative. A bring down should be done prior to closing, and the documents recorded immediately after ...
