  • 1.  E-Closing vs. Qualia

    Has anyone used both E-Closing and Qualia that can speak to the similarities and difference between these two softwares? 

    From what I have read on the discussion forums so far, people seem to love or hate Qualia and many people complain it is overpriced. We use E-Closing now and it is a great deal in my opinion with Reconciliation included for Old Republic Agents. 

    Interested in Qualia. It certainly "looks" a lot more aesthetically pleasing than E-Closing, but I am concerned about how much it costs and how it performs, because E-Closing has been very good for us.

    We have been using Qualia since April of 2020 and we all love it. We switched from SoftPro. It is incredibly user friendly. The features have made our processes more efficient. We have 5 locations. Our employees are able to work from home when needed. We are planning to upgrade the program to Qualia Connect soon and utilize the E Closing and RON capabilities.

    We have been using Qualia since 2019.  For the most part we like it.  Unless something goes wrong.  Their support is terrible.  Either they do not understand the ticket we open (even if we provide screenshots) or they say that we are wrong or they provide a workaround that doesn't respond to the issue.  And this is generally after several months of pestering them about it.

    Sometimes a weird quirk will pop up for no reason and they cannot explain it.  And then it goes away.  But we have lost an hour trying to figure it out.

    One example is that we have a form in Maryland that requires a seller to list if they are a resident as well as if they are an entity or individual.  In Qualia an estate is considered an entity but in Maryland it is an individual.  When we record a deed with the wrong box checked, it is rejected. Qualia populates it wrong.  It is a regulatory issue but they refuse to acknowledge it. I have been fighting this battle for 6 months now.

    But if the system works, it is very user friendly and easy to follow.

    Hi Daniel,
    I'm a title consultant. I've seen demos of eclosing and I'm an expert on Qualia and know it inside and out.

    eClosing's user interface makeover last year is a big improvement, but it's still a bit dated compared to Qualia. eClosing is an EXCELLENT value for price. You're not going to get a lower price for title software. But you do get what you pay for. If cost is your biggest factor, then eClosing is probably the way to go. For very low volume agents - I definately recommend eClosing.

    However, Qualia is hands down my favorite title production software. The price is higher but you get a LOT for it. For large agencies, the efficiency gains they can make with Qualia will offset the higher cost.

    Their interface is the most modern and user friendly.

    If you also have their Connect online portal service, you can make huge efficiency gains by automating a lot of communication and data collection from all other parties in the transaction. Connect is also a nice selling point to draw in new referral partners. Most realtors, buyers & sellers love it. A lot of lenders won't use it, you'll still need to log into the lender's portal to communicate with them and send them docs.

    Qualia also offers daily reconciliation services. It isn't cheap, but if you combine it with opening your escrow account with Bank United, Bank United will offset the cost of reconciliation services on a slide scale based on how much money you are passing through the account each month. Their banking fees for title companies are insanely low too but you have to go through their special department for title companies, not a bank branch. (if you want more info on this, let me know and I'll put you in touch with the right person). I also highly recommend Bank United.

    Qualia also offers really advanced workflow and task management. If you take advantage of all the features, you can make huge efficiency and quality assurance gains there too. This requires a bit of upfront learning and setup as well as on-going maintenance, but it is well worth putting in the time and effort here. (No extra cost for this feature)

    Qualia Marketplace makes it really easy to order title searches, commitments, tax certs and more. Again, makes you more efficient. Prices there are reasonable. You can just pay per thing you order with a small service fee to Qualia - good for small agencies. Bigger agencies benefit from subscribing to the marketplace - overall they'll pay less for the subscription than ala carte service fees. The price is nominal compared to the convenience and efficiency gains.

    Short comings:  Qualia support has a bad name. They have done a lot to improve their support staff over the last 2 years or so but most support people come from a tech background not title. That's a challenge for all title tech companies. Finding people like me with skills and experience in both is really rare.

    If you do a LOT of commercial work - Qualia isn't the right choice. Older companies like SoftPro have the disadvantage of trying to make old code look and function like new code. But they have the advantage of 30 years of software development to accommodate every little nuance of title in every state. Younger companies like Qualia have the new code, new functionality but they aren't old enough to have development for all the little title details. Qualia does a very good job on residential transactions in most states. They will continue to get better and better. But there will be some little title specific things that drive you nuts that they don't do or don't do well.

    I think Cheryl Evans summed up Qualia nicely. We switched from SoftPro at the beginning of this years. It is leaps and bounds above SP capabilities. We are a small agency and pay per file. We also signed up for Reconciliation which has a higher price point. We are either going to spend it here or with our accountant. We also utilize Bank United and recommend BU. Like everything else in the new norm, everything costs more.

    In my opinion Qualia is not worth the money. We got rid of Connect because it was so cumbersome and not user friendly. Customers don't want another app and portal.
