If you're familiar with the 'Pirates of the Carribean' movie franchise, you may remember the Pirate Captain Barbosa. When he was questioned about the Pirate Rules, he said, "Well, they're more like guidelines than actual rules!" We are regulated by rules in our industry on several levels. But some parts of our everyday process are subject to variables. Settlement agent preferences and procedures vary from one firm to another, third parties may cooperate with more or less timeliness and enthusiasm, technical issues cause delays, and the list goes on.
We do have a fairly universal process to get to the closing table, but all kinds of circumstances can lead to modifications. So, the process itself is more like the Pirate Code, more like guidelines than actual rules. Our Closing Timeline Graph paints a picture of the general process (and the order we wish things would always go!) with the aim of organizing all the moving parts. But as we interact with each other and outside parties, it's always good to remember that not everyone does everything the way we do, and there's more than one way to be right.
